What
type of property will we buy?
We will consider anything - residential, commercial, land and
investments. We also require land for development and long term
land banking - tenanted commercial properties are preferred, although
not a pre requisite.
How
fast can we buy your commercial property?
Time scales can vary, depending on the circumstances; however
4 - 6 weeks to complete would be a realistic goal, but we are
happy to discuss your individual requirements and can normally
come up with a solution to suit – from a couple of weeks
to months.
What
do we do with the commercial property once purchased?
Dependant
on location, size, type and value, each property is assessed on
an individual basis. Some will be sold on immediately, others
renovated and sold on, while others will be added to investment
portfolios.
How
can we offer a fixed price for your property with no strings?
Property investment is our business. After we agree a price and
a date of transfer you are happy with, we can complete in the
agreed time.
How
much are our fees?
We do not charge any selling fees if we purchase directly, however
if you do not require a quick sale and we "broker" the
sale to a 3rd party buyer, we may require a fee which is usually
in the region of 2% of the sales price.
What’s
the catch?
There is no catch! Depending on the commercial property, we generally
pay between 50% and 60% of the current market value for commercial
properties.
How
long is the offer valid?
Our offer to purchase will be valid for 1 month from the date
of offer, but if you decide to go ahead with the sale after this
date, we are fairly flexible and can usually work something out.
Will
we buy the property as is?
Yes. We could purchase a commercial property in any state.
Could
we buy the property if there is more than one owner?
Yes. There is a “but” - all owners must be in agreement
with the decision to sell for a guaranteed price. If there are
legal complications with ownership, this could cause delays with
completion.
